Asset-Based Qualification.
Asset depletion converts eligible portfolios (retirement accounts, taxable investments, cash) into a monthly income equivalent for qualifying purposes. The account balances stay invested; the paperwork reflects what those balances could produce if drawn down on a defined schedule. It is one of the cleanest solutions in mortgage lending for a very common situation: the household with real wealth and no W-2.

Credit Event Recovery.

"Seasoning" is the industry term for how long a lender wants to see between a bankruptcy, foreclosure, or short sale and a new mortgage; the conventional calendar can run several years, but a range of programs need little or no seasoning when the recovery is documented (steady income, rebuilt savings, on-time rent). A file that shows the comeback is a stronger file, not a weaker one.
